| Urbanization is inevitable trend for modernization of our country; small towns play an important strategic role in urbanization. The real estate industry is mainstay of economy. The real estate industry and urbanization are supplementing each other. Because the urbanization step out and urban scope became larger, the demand of house rise consequentially. On the other hand, real estate can raise residence and economic level of small town, it also play an import role of increasing employment. So, estimate the real estate invest environment of small town is not only important to real estate investment but also offer a gist to habitation construction.Firstly, the thesis analyzed circulate rule of real estate market, expound viewpoint about hotspot especially. The thesis analyzed all kinds of factors which can affect real estate invest environment of small town from macroscopical to microcosmic angles. It provided theoretic support to evaluation system construction.Secondly, the thesis use Analytic Hierarchy Process constructed the real estate invest environment evaluation system of small town from position, economic, population, infrastructure and habitation environments. With urbanization development of Mentougou district in Beijing, the thesis proves necessity and feasibility of real estate evaluation system through evaluating construction condition of this small town, then give suggest planning to this area.Aim at the landuse problem in the process of small town real estate construction, the thesis analyzed the aspect of landuse policy, land administration and supply, then indicate the sticking point, demonstrate the inevitability of land policy reform.Lastly, use the advanced experiences of small town house construction and planning for reference, table a proposal to small town of our country about landuse administration, house construction and planning, try to lead real estate of small town develops continuable.This paper is part of of Beijing Municipal Education Commission. |
