Since 1998 our country has carried out the residential purposes commercialization instead of house distribution. After that the real estate industry has developed rapidly, but the real estate finance is still at the initial stage. There are many problems such as: real estate development enterprises excessive rely on bank loans; commercial bank management is unreasonable, unscientific, and not standardized; personal credit system is not perfect. These problems increase the financial risks of real estate.This treatise is composed of six parts. Firstly, it introduces the concept of real estate financial risks and categories. After that, it analysis the current real estate financial risks from four aspects, personal housing mortgage loans; real estate development loan; commercial banks; land reserves. The fourth part analysis the real estate risk reasons. Basing on analyzing the causes of risks of real estate finance, the fifth part puts forward policy recommendations to prevent and control risks of real estate. We should expand all kinds of financing channels; strengthen the management of a bank loan and construct of personal credit system and residential security system. |
