Research On Sanshui Jiayuan Construction Project Cost Management And The Control Method

In the market economy, the management and control of the construction project cost plays an important role, especially for an undertaker who obtains a construction project through a bid. After contract price is fixed, the economic target for a business enterprise to achieve is by means of controlling the cost. Actually,there exist many problems in construction project cost management and cost control in our country. This paper deals mainly with construction project cost management and cost control methods according to Yantai Sanshui Jiayuan Construction Project Building No.7.The purpose of construction project management is to control the cost within budget limit on the basis of completing the project up to the required standard in due time. The mission of construction project cost management mainly includes cost estimation, cost plan , cost control, cost calculations, cost analysis and cost check etc. which constitutes the whole program of construction project cost control. After a bid is passed for a construction project, the important step is how to carry out the cost plan. Therefore this paper tries to research the problems of construction project cost management and cost control by means of programming cost plan controlling how to carry out the cost plan and analyzing the cost.The methods to program the construction project cost plan consists of programming according to cost factors, sub-project constructions and project working procedures. Sanshui Jiayuan Building No.7 draws up the construction project general cost plan by using the methods of programming according to the cost factors and sub-project constitutions. It also draws up a technical plan or how to decrease the cost according to the sub-project constitutions thus guarantees the fulfillment of the general cost plan. Construction project cost control methods includes deviation method budget control diagram, cost accumulation curve and banana curve method etc. Sanshui Jiayuan Building No.7 controls effectively the project cost by using the simple but efficient cost analyzing method which includes monthly cost analysis chart ,monthly final cost calculations and final estimation report. Construction cost analysis methods contains comparison method, factor analysis method ,deviation calculation method and ratio method etc. In the project cost analysis, Sanshui Jiayuan Building No.7 uses mainly the method comparing the actual cost and the plan cost. It analyzes how the project cost plan is carried out.Generally speaking, only by combing the scientific theory with practice and controlling the development of enterprise economy, fundamentally.can the management and control of construction project cost be idealized.
