Research On Land Use Of Urban Village

20 years have past from China's reform and opening up, the structure of urban and rural land is undergoing significant changes. "Urban Village" is very common phenomenon in China's economically developed regions. Every town which has experienced rapid urbanization almost has the problem of "Urban Village", which has impacted on the urban and rural development deeply, and became a great resistance of rural urbanization.Land issue is not only the difficulties of "Urban Village" transform, but also the best starting point for reform of the "Urban Village". According to the principles of public, fairness, of participation and meeting the prerequisite for urban planning, we should adjust the structure of land. Integrating land of the Urban Villages relying on the market is a good solution of Urban Village" transformation, which will give a reference to the transformation of the other city. At present, the issue of foreign Urban Villages there has no specific studies. The domestic research on the theoretical framework has been established to some extent. We also have made a consensus on the concept, features of Urban Village, a valuable study on the formation mechanism of the transformation strategy. However, because of professional knowledge, access to information, the research of Urban Villages is not comprehensive enough. Theoretical depth is not enough. In particular, the research of land-use in Urban Villages is lack.From the land of Urban Villages, applying Regional Economics, Land Economics and relevant theoretical knowledge, I analysis the characteristics and problem on the land of Urban Village, research the causes of these problems from obstacles and management system, then give the settlement about land use issues in Urban Villages. The purpose is to provide a new idea to transform Urban Villages.The main results of the article: firstly, I combine the transform of Urban Villages and the land use in Urban Village and point that the settlement of land use is the best starting point for the Reconstruction of Urban Village. Secondly, based on the description about current land of Urban Villages, I analysis the widespread problems in land-use of Urban Village from the institutional factors and management system. Finally, I give the advice to resolve the problem from the innovative design of the system of land, the changes in the pattern of land ownership transfer, and the management of land assets.
