With the process of reform and the urbanization continue to deepen, it is increasingly important for government to manage and regulate the land market. Land reserve system is emerged in this background. Land reserve system is an innovation which government can use land efficiently and regulate the demand and supply of land market. Land reserve system success in practice, but it also has many problems. The single financing method has affected the land reserve system mostly, therefore, to improve the financing method is the top priority for land reserve system. Given the successful experience of foreign land reserve system, market-oriented financing method will become the target for land reserve fund. Capital market has diversified, convenient, low-cost financing methods, they can provide stable fund for land reserve to ensure the smooth and orderly development of the urban land market.The thesis begins with land reserve system, it introduces the path of China's land-use system's development and the birth of the land reserve system in brief, and then it analyzes the weakness of single financing method, meanwhile, the thesis uses the financing methods from the mature land reserve system in foreign nations for reference and makes the feasible analysis one by one. In the chapter 4 and chapter 5, the thesis focuses on the characteristics and advantages of the land reserve fund trust, it sets Beijing CBD land reserve fund trust for example, and introduces the feasibility of land reserve fund trust in the country in detail. Finally, the article describes the obstacles which land reserve organization will face when they try to use market-oriented financing method to raise fund, and suggests the corresponding reform.Based on the analysis of the background of the birth of land reserve system, operating mechanism, and financing status, and combined with the successful experience of land reserve financing method from other countries, the article proposes market-oriented financing will become the major method for land reserve. However, according to the current land policy and finance policy, It is not ripe time for land reserve to use market-oriented financing completely. Government funding and bank loans will still be the main source for land reserve over a period of time. At last ,the article consider land reserve fund trust is an important supplement to the current land reserve fund, and it also is the bridge between the administrative financing to market-oriented financing...
