People pay more attention to historical building along with the development of society and economy.At first, the paper research the present condition and exist problems of historical residential district in Shanghai. Too many resident and confused property rights make the building damaged seriously and lack of repairment The backward building and community make the poor residential enviroment. The very low rent make a big lost and the land is in low efficiency use.Then the paper discusses the revitalization pattern of historical residence on the basis of the above problems. Firstly ,we research the reason which cause the damage of the historical building on the external theory and set up the resident choice model to find out the ways to settle the external problem which provide the basis to revitalization pattern choice. Secondly, discuss the function revitalization judging by the land resource optimization and originally protect and comparing three cases which are Xintiandi, Hengshan Road and Duolun Road.
