Nowadays,with the acceleration of urbanization,large-scale floating population pouring into cities,the high concentration of population has triggered a huge demand for housing supply so the housing problem of floating population has gradually become one of the focuses of social concern.With the help of geostatistics theory and geographic information system technology,this paper uses the method of web data information capture and data cleaning to obtain a relatively complete sample data of residential rent from January 2009 to January 2017 of Nanjing,and uses trend surface analysis,global Moran's I and variogram analysis to explore residential buildings in Nanjing.The pattern and characteristics of rent price spatial differentiation reveal the changing trend of residential rent price spatial dimension in Nanjing.By introducing the geographic weighted regression(GWR)model considering spatial heterogeneity,from the geographical characteristics,neighborhood characteristics,and construction aspects of exploration of Nanjing residential rental space differentiation factors,intuitive understanding of real estate management department of Nanjing residential rental distribution,provide a reference basis for regional rent regulation,and to optimize the housing rental market allocation of resources to make a contribution.The results of the study are as follow:(1)Visualization analysis shows that the spatial distribution of residential rent in Nanjing is not balanced.The overall performance is the center-periphery model of Jianye District>Xuanwu District>Qinhuai District>Gulou District>Yuhuatai District>Qixia District>Jiangning District>Pukou District>Luhe District.From 2009 to 2017,the rent of residential buildings in Nanjing showed an overall upward trend,and gradually developed from single-core space structure to dual-core space structure.(2)This paper uses trend surface analysis to explore the overall change trend of 'residential rent in spatial distribution in Nanjing.Through the "inverted U" trend map,it is concluded that the residential rent in Nanjing decreases from the central area to the periphery of the city on the X(east-west direction)and the Y(north-south direction).That is to say,the farther the distance from the central city,residential rents dropped the faster,the closer distance downtown,the slow the speed of the house rent down,showing around the center of high-low "peaks" type distribution pattern,reveals the distribution regularity of Nanjing residential rental overall.(3)Through ArcGIS geostatistical analysis module and variogram analysis,the evolution characteristics of residential rent spatial distribution in Nanjing are analyzed.It shows that the rents of residential buildings in different areas of Nanjing are different,and the difference between central city and surrounding areas is obvious.The rents of residential buildings have a certain spatial continuity in spatial distribution,showing a layer-by-layer structure and decreasing outwards.(4)With the help of ArcGIS software platform,the spatial autocorrelation analysis of the study area is carried out.The study shows that there is a significant regional agglomeration of residential rent in Nanjing.Among them,Xuanwu District,Qinhuai District,Jianye District and Gulou District show the characteristics of"cluster aggregation distribution",which is stronger,and in the period of 2009-2017,this trend of aggregation is increasing.(5)The spatial heterogeneity of residential rent in Nanjing is mainly affected by CBD distance,transportation facilities,educational facilities,supporting facilities of commercial supermarket,housing age and other factors.Location characteristics have the strongest influence,service characteristics take the second place and architectural characteristics have relatively weak influence.CBD location characteristics and traffic location characteristics are the main factors affecting residential rent in Nanjing.The influencing factors are interrelated and interact with each other,forming the spatial differentiation pattern of residential rent of multi-core urban structure in Nanjing.Through the study on the spatial differentiation pattern and influencing factors of residential rent in Nanjing,this paper summarizes the development trend and problems of residential rent market and puts forward some suggestions for optimizing the spatial distribution of residential rent.
