This thesis is aimed at exploring the trends and the ways for the housing industry development in Tianjin city.There are five chapters in the thesis. The functional characteristics of housing as one kind of special consumer commodities, the fole in national economic development and the current situations of housing industry development in Tianjin are presented respectively in the first chapter. In the second chapter, the contents of housing marketing and the characteristics of housing market are discussed. After that, the qualitative forecasts for housing industry development trends in Tianjin are performed, based on the study on existing housing market. All factors which are affecting the housing demand are argued in the third chapter, in addition to that the forecasting methodology for housing demand is reviewed and a multinomial regression model developed. In the fourth chapter after the development strategies for housing construction in Tianjin are discussed, a case study of investment operation for housing development is presented in the final chapter.According to editors'many years'experience on engaging in real estate exploitation and comprehensive & systemic analysis to the real estate market , the article make a medium and long term analysis on Tianjin residential demand and hold a deep research on the demand characteristic , consuming psychology and behavior of market, On the basis of above mentioned research and continuable developing scientific development point of view of Tianjin city's real estate industry especially for residential area, which put forward a countermeasure with predictability , practicability and manipulatability, providing a good reference to guiding for the healthy development for our city's residential industry .
