The Research On Hotel Facility And Equipment Management System

Plant management has become a mature system consisting of many schools. By using it manufacturing industry obtained perfect results. Nevertheless, the level of plant management in services sector is much lower. Hotel, as a typical services enterprise, the development of which is greatly affected by its level of plant and facility management. However, the situation of plant and facility management is not optimistic in hotels administrated by local companies. In some this kind of hotels, the consumption of energy resources takes up more than 20% of total income, and the average practical life of plants and facilities is much shorter than original arrangement. To solve the problem, lots of researchers have worked out many methods. However, when using them in pragmatic management, it wasn't as good as that people had expected. Then it is quite necessary to reduce the distinction between practice and theory, for which the first thing is to seize the most troubling problems of hotel plant and facility management in pragmatic management. Therefore, by holding an open ended survey administered to general managers and department managers of local hotels in Hunan province and Hebei province, this thesis finds that human resource is the most troubling problem that hotel people concerned and the other problems are utilization, maintenance, design, renewal of plants and facilities respectively. By analyzing the causes of those problems this thesis finds the sauce is that original methods of plant management is not able to be fit for the development of modern hotels. So it's absolutely necessary to establish a new hotel plant and facility management system.Consulting TPM, KAIZEN, PDCA and TQM, this thesis establishes the structure, the utilizing measures of hotel plant and facility management system, and describes how to solve the troubling problems which managers concerned by offering measures as 7S, KAIZEN group.
