Real estate companies are being involved in heated market in China. Managers are concentrated on finding a way to make their companies more competitive. This essay analyzes competing factors of real estate enterprises, designs a comprehensive competing system, and provides several available advices to help managers to achieve competition improvement.Firstly, this study clarifies and defines 39 competing factors for real estate companies. Based on a survey to102 managers, using main factor analysis, these factors are combined to 9 core competing factors including land analysis, knowledge management, financing ability, employee loyalty, strategic planning, inner collaboration, capital scale, land reservation, government relationship.After designing an assessment index system to measure competing ability of these companies, this essay researches some benchmark companies to get comparing values. By applicating on gray system theory, this article provides a way to assessing, calculating and analyzing this assessment index system. Based on the above way and a real case, this study operates out a system of quantitative indexes for this assessment system.On the basis of comprehensive competing analysis, most of factors that effect real estate companies are summarized as efficiency question and efficiency is analyzed in order to find the difference between Jindi Co. and other companies. Using stochastic front analysis model and the data of real estate listed companies in Chinese stock market, the result shows that efficiency of Jindi Co. is only in the middle level of all the companies and can be improved in the future although its efficiency has been developed during the last five years. In addition, enhancing the efficiency is the most important way to improve the comprehensive competing ability of Real estate companies.Innovations of this article include: clarifying and defining 39 competing factors, generating 9 core factors with main factor analysis, providing a comprehensive competing system, designing and calculating a system of quantitative indexes for competing ability assessment system, using EVA model to analyze financing strategy.
