Study On Performance Evaluation Method In Real Estate Enterprises

In recent years, along with china's real estate industry booming, more and more enterprises enter the prosperous market, which largely alleviates people's housing needs and promotes the prosperity of economy. But the development of most real estate enterprises is not optimistic, Real estate enterprises along with the increasingly fierce competition and soaring prices makes serious dislocation between the real estate market price and consumers'purchasing power appear, which will lead to unsustainable development of real estate industry. At present, how to guide rational investment of real estate developers, how to raise the utilization rate of resources and how to promote the sustainable development are important issues we should seriously study and solve. As is known to all that it is important for a real estate enterprise to establish a perfect performance appraisal system in order to keep its feet and grow stronger, and a perfect performance appraisal system plays an irreplaceable role in judging whether the performance appraisal method is available, whether the strategic objectives are reasonable and effective and whether the aim of enterprises can be achieved.On the basis of establishment of the real estate enterprise performance evaluation index system, this paper institutes corresponding performance evaluation index from the perspective of existing and future capability. Basing on the balanced scorecard used by traditional enterprises, this paper adds stakeholders dimensions to the traditional four-dimensional balanced scorecard which makes four dimensions consisting of "financial, customers, employees, ability of learning and growth" become five dimensions. According to the characteristics of real estate enterprises, this paper also institutes the real estate enterprise performance evaluation index scientifically and reasonably by comprehensively combining the financial and non-financial indicators.Concerning to the construction of a real estate enterprise performance evaluation methods, this thesis adopts the AHP to determine various index proportion, and then constructs a fuzzy model of comprehensive performance evaluation method, and applies the method to enterprises to help enterprises to better assess their own performance, which thereby lay a solid foundation for enterprises'strategic targets.Finally, this paper will analyze the data when the performance evaluation method of Fuzzy-AHP is applied in a real estate enterprise, and further shows the maneuverability of the model in practical.
