Research On The Policy Of Beijing Commercial Residential Market

With the continued deepen of our country housing system reform and speed development of real estate market, the real estate which basically about housing industry has become the pillar of the national economy, and it concerns about livelihood issues and the sustainable development of economic society. Government, as a macroscopic policy maker and industry regulator, has very important adjustment ability on housing industry development. The housing market completes the optimized allocation of resources and achieves social harmony which needs the government's intervention and constantly adjustment.The development of the housing market exists obvious difference between the city, so the government's intervention policy on housing market development should take actions that suit local circumstances. This paper selects Beijing commercial housing market to study the policy, hopes it has use for reference on housing market of other cities at home and abroad.This paper bases on the basic theory of housing market policies, analyses operational condition of commodity residential market in Beijing from2006 to 2010, and obtains the problems of housing market. Then it summarizes the national and Beijing land policy, monetary policy, tax policy and regulatory policy, and analyses policy controlling achievement and insufficient. Finally it lessons from the housing policy of UK, Japan, England, Singapore, puts forward relevant advice on existing problems in the housing market and policy controlling insufficient place.This paper follows the idea from basic theory to empirical analysis, studies on Beijing commodity residential market policies with the combining of qualitative and quantitative analysis method. It has certain theoretical and application value for the healthy sustainable development of Beijing commodity residential market.
