Chinese real estate has stepped into a depth adjustment and recovering period since the financial Tsunami in 2008.The overheated real estate market has been controlled; consumers also come to their senses when they are buying the houses and the buyer's market begins to take shape, because the real estate market is tending to mature step by step at present and our government is increasing the potency dimension of macro-control, the money, land, credit are reducing constantly. How to face the challenge and gain the market have become an urgent problem which need to be solved by the property developers, not only does an objective and reasonable business plan be a guideline in future investment, but also an important activity guide for directing enterprises to attract investment and persuading the potential investors to invest the projects.This paper takes fortune aristocratic family project of Zhuhai Huiji Real Estate Developing Company as the study object, according to the requirements of the business plan, this thesis has made an analysis on the investment and decision-making of this project on the basis of learning related theory. The main sections are as follows:1. First, this thesis gives brief introductions of Zhuhai Huiji Real Estate Developing Company and the basic situation of its fortune aristocratic family project.2. With the aid of the market competitive strategies, this thesis has made an analysis on the market competitive environment of fortune aristocratic family's third and fourth projects by combining the growing condition of Zhuhai's macroeconomic with the analyzing of Zhuhai's real estate since 2009.3. This thesis has made an analysis on the market needs and made a market positioning to this project according to the related theory of the real estate market positioning. Then, we determine the whole positioning of this project, which is: Foothills picturesque, beside University, Highly-educated composite community ----the preferred land of bricks-and-mortar knowledge owners.4. It has made a study on the working out marketing policy by summarizing the first and second marketing strategies of fortune aristocratic family and integrating the new market circumstances, it also comes up with the popularizing projects of marketing strategies in order to keep the competitive advantages. 5. To analyze the project's economic benefits, income and profitability through the related financial targets and put a reasonable estimate on the project's market risk.
