With the improvement of urban land entered the land market, more and more people were paying attention to urban land price. Many factors had the synthetical influence on land price, and it was an instant value. Based on the connotation of urban land price, this paper expatiated the characteristic of it and driving mechanism.Urban datum price was an important part of the land price system. On the base of analysis on the characteristics of urban land gradation and evaluation in Tai'an, the paper calculates the interior structural ratio index of urban datum land price including the various land price at same grades and the different grades land price in same classification according to the numerical value of base land value over the years. Through comparing with the calculation results, the paper summarized the general change direction of the ratio. Then the paper analyzed the characteristics of urban land price.Through the analysis on driving factors of urban land price changes in Tai'an, we knew that there were many influencing factors in land price change. For example, gross national product, industry structure and urban planning. And those influencing factors had different effect on land price change. Urban land price was not only land actuality price, but also anticipated price. The future land price was high or low, which laid on the rationality of urban land configuration, land function layout, basic establishment, and so on. And those factors were depended on the urban planning. So the paper made concrete analysis of the affect caused by urban planning from macroscopical and microcosmic view. Urban land planning influenced the space-time changes of land price from different affects. From macroscopical view, city planning played an important role in land allocation, distribution and structure, which determined the whole land price level and its spatial distribution and land price rank system.
