Cost control is an important part in the real estate development and management, which runs through the whole process in the real estate operation. In order to defeating others and achieving benefit in the fierce market competition, the real estate enterprises must pay more attention to cost control and improve the level of the management.This paper mainly studies on the essential factors of the real estate cost: In the aspect of land cost control, it analyzes the influence that ways of land selling on land cost, then put forward that controlling the price of obtaining land is the key to control the land cost. Via analyzing the way of selling with bidding, auction or showing, then forecasting the land price in the way of market approach, income approach and assumption approach, and put forward the corresponding buying strategies in order to realize controlling the land cost. In the aspect of construction cost, it uses supply chains theory to build the supply-chains models of the real estate enterprises. The enterprises in the supply chains become partners and the exchanges become the inside actions between the enterprises, which save the exchange cost. At the same time, this paper analyzes the choice of strategy partners and the process of supply chains in order to control the construct cost.
