The price plays an important role in the market economy function, relating to each tache about the social production, the circulation, the assignment and the consume process. In the process of marketization of residence real estate, the housing price is the final reflection to housing correlation problems as the most basic and vital question in the housing economy. As the result, the housing price will exist in the whole process of housing commercialization. Therefore, the perfect price formation mechanism is the necessary condition of the market economy development and it will directly affect the anticipated target realization of housing real estate policy. The goal of the study on the housing price formation mechanism research is to reflect and weigh our country (or some areas) the housing price is suitable through some qualitative and quantitative methods .On the base of the research ,we also want to distinguish and diagnose our country (or some areas) the housing price limited factor and the restrictive degree of the housing price in our country (or some areas).So we can provide the research direction and the quantification method for seeking the ways to optimize and deploy the housing resources.This article also elaborates the concept and the content of the housing real estate price structure mechanism. From the angle of the housing price formation mechanism, we analyze the level of the price and the present problems of the mechanism. In order to solve the problems, we provide some advices on how to reduce the housing price of BaoDing according to analysis of the reasons for the above questions from the angles of the mechanism and economy. Through the analysis of the problems between the effective supply and demand ,the author advise that if we want to built perfect housing price formation mechanism ,we must primarily built the land price and housing price mechanism with the market price .the paper provides some suggestions to different roles as follows. First, the government should earnestly fulfill the price administration function and displays its macroeconomic regulation and control the function to adjust the city commodity housing price and establishes the public real estate information system to make the information more clear;Second, The housing property development enterprise must pay great attention to promote the level of development, and must develop the housing industrial production, reduce the housing construction cost, enhance own competitive power;Third , the consumer must further renew the housing expense idea, goes out theerroneous zone thoroughly. In this article also analyzes some questions in the housing real estate price structure process. For example, relationship between house price and land price ,the land annual rent system, the housing- price to income ratio and so on. The analysis and opinion that proposed provide the new angle of view and the new mentality for us to some problems.
