Study On The Housing Needs Of The Population Structure In The City Of Xi'an

Economic and social development always has a lot of national demand, real estate development and the national demand is closely related to the factors affecting the real estate market is diverse, such as: economic growth, economic and social policy development, urbanization process, per capita living space, the level of consumption expenditure, demographic factors, housing prices, development costs, land supply and other resources. Among the many factors, economic and social changes of such factors are relatively easy to master, and demographic changes in the law is relatively stable. Meanwhile, the demographic factors affecting housing demand is also internal factors, to understand changes in population trends, to understand the internal needs of the future changes in housing trends. Therefore, the demographic factors that affect important aspects of housing needs, attention to population factors to guide the sound development of real estate is important.In this paper, as the object of study in Xi'an, working from the perspective of population factors in the housing needs of the variation in Xi'an. First of all, Using census data, the fifth of Xi'an, Xi'an Statistical Yearbook data and survey data, between population and housing needs of the qualitative analysis, we found a high correlation between the two, it shows that from the perspective of the housing needs of the population has more scientific. Secondly, the use of demographic analysis modeling to predict the next decade, demographic changes, including population size, number of households, family size and family type. Then, by demographic changes on housing demand projections, analysis of future housing demand trends. The following conclusions: Xi'an, swelling the population size, number of households increased rigidity of housing demand in the next decade; family showed the trend of miniaturization and simplicity, small and medium sized houses will become the mainstream of housing demand; potential housing demand will increase. Finally, the conclusion for the Real Estate Industry and the planning and development with strategies and recommendations; Increase the proportion of the development of small and medium sized houses; the Government to actively play a regulatory function of housing resources.
