Research On Evolution And Dynamic Mechanism Of The Office Space Structure Of Changchun City Since Reform And Opening

With the rapid development of city economy and the continuing escalation of global industrial,the office industry is becoming increasingly important in urban development. In some cities of developed countries the office industry has replaced the traditional secondary industry or even the service industry and become the city's leading industry, the core areas of employment in modern city and also an important driving force in urban socio-economic progress. The development of office industry not only brings transformation of urban economy and industry structure, it also brings changes to urban landscape and form. The development of office industry even contributed to the formation of urban central business district directly. As a carrier of office activities the office space has become the core factors of modern urban space pattern. The development and construction of office space has a major impact on urban spatial function. So how did the urban rationally develop and locate the office activities has been an issue need to research.Now China is in transition, the distribution of office activities are affected by planning factors and market factors together. In this paper we choose Changchun City as an example and have a research on development and dynamic mechanism of the office space structure. Based on the existing research in and abroad, we using urban planning, urban geography, economic geography, regional economics, human geography and related disciplines and theory, method of combination of theoretical research and empirical studies, literature research and field investigation, historical analysis and other methods. First introduced historical background of the evolution of office space structure and summarizes the current characteristics of office space structure of Changchun City. Through the analysis we proposed the main factor that affect office space structure changes and at last summarized the dynamic mechanism of structure evolution.These article layout chapters in accordance with the questions analyze and solve the problem. This paper is divided into four chapters: the first part, described the background subject of the research subject, then reviewed for office industry, office activities and office space, and made the research methods; the second part introduces the historical background of the evolution of office space structure of Changchun City and analysis the process and characteristics of the historical evolution, summarizes the structural characteristics of Changchun City office space; the third part, analyzed and summarized the dynamic mechanisms of evolution of office space structure of Changchun City, including the industry's own office location requirements, changes in urban spatial structure, urban industrial structure, transportation and communications technology, the adjustment of the city and urban planning guide and historical inertia, etc.; the fourth part proposed Strategies and recommendations of office space structure of Changchun City; Finally, Summary text, draw conclusions.
