| Cities provide residents with four major functions,such as living,working,transportation and recreation,and are important areas for carrying economic development and human activities.Currently,cities are facing the problems of decreasing incremental land,difficulties in revitalizing stock resources and poor coordination of functional space,etc.Reasonable planning of spatial layout can improve urban operation efficiency and realize efficient allocation of urban spatial resources.As an important functional space dominating urban spatial structure and closely related to the employment activities of urban residents,this paper focuses on the evolution law of business office space structure and its influencing factors,expecting to promote the synergistic development of various functional spaces within the city and provide assistance for cognition and optimization of urban spatial structure.Using the area within Changsha City Bypass Highway as the research area of this paper,with business office space as the research object,POI as the basic data,and2013,2016,2019,2022 as the research time cross-section,with the help of standard deviation ellipse,Getis-Ord Gi* analysis,geographically weighted regression and other analysis methods,to identify the characteristics of Changsha business office space directional distribution,the spatial structure evolution pattern,explores the spatial heterogeneity of other functional spaces in the city on the spatial structure of business office space,and explores the leading influencing factors that drive the evolution of hotspots at all levels.The results of the study show that:1)the spatial evolution pattern of Changsha’s business office space in general is "southeast-northwest",the main hotspots of business office space are located to the east of Xiangjiang River,while the agglomeration strength to the west of Xiangjiang River increases year by year but is still lower compared to that to the east of Xiangjiang River.2)Changsha business office hotspots can be divided into "main cluster,secondary cluster and cluster group",which corresponds to "city-district-group" business office centers,with It has the characteristics of continuity,development and new generation.The city-level business office space is located in Furong Square,and its overall status remains unchanged,while the number of cluster-level business office centers increases year by year,and with the expansion of agglomeration and agglomeration radiation area,district-level business office centers can be developed.3)Changsha business office space has experienced the structure of "single center",and now it has formed a "multi-center" clustering situation,showing a circle-level spatial structure of "one main,four vice,one belt and many clusters".The agglomeration strength of the main agglomeration area decreases year by year,while the agglomeration strength of the peripheral sub-agglomeration area or agglomeration group increases year by year.4)In terms of global space,commercial space and traffic conditions are always the most important factors to attract business office space,while leisure space and residential space fluctuate back and forth between promoting and inhibiting agglomeration,and may show a trend of inhibiting agglomeration in the future.5)In terms of local space,the influence of each influencing factor on business office space agglomeration fluctuates with time and region,and is characterized by three modes of action,such as attracting agglomeration,inhibiting agglomeration,and having no obvious influence.In view of the differences of local areas in the city,when selecting the location of business office space,we should take the factors that have the strongest attraction to the area and have the continuity of several types of functional space as the primary consideration,so as to guide the orderly development of business office space. |
