Apart from the preservation areas of the inner city, Beijing also has large quantities of construction controlled areas and coordinated areas, which mainly consist of large numbers of ordinary residential housing. The preservation and rehabilitation of these areas is important component of Beijing inner city urban renewal. Recently, there are still many problems in Beijing inner city preservation and rehabilitation, one of which is the obstacle that causes by various forms of property rights coexist. It involves large amount of work in the process of the redevelopment and the commercialization of the deteriorated housing. And the process of urban regeneration is developing very slowly because of the unclear status of housing property rights and the different opinions held by property owners.This whole thesis is divided into three parts:The first part (Chapters I to III) is the research on the background theories and practices about building property ownership in the old city. The introduction in Chapter I states the significance of this issue, and gives a brief overview on several major problems; Chapter II gives a short overview of the development of Beijing inner city preservation and rehabilitation, and raises several difficulties and problems that need to be tackle; Chapter III focus on the research of existing situation of the housing property rights in Beijing old city. Through discussing the concept, role and significance, the main questions that the housing property rights issue is facing and referencing solutions will be given.The second part (Chapters IV and V) includes the overview the old city urban redevelopment in China and abroad, and various regions in Beijing old city. Chapter IV focuses on different approaches which different countries with different backgrounds and demands use in the work of old city redevelopment, and tries to find the reference for the Beijing old city; Chapter V makes reflections for the existing preservation work for Beijing old city.The third part (Chapters VI and VII) includes the practical work and the summary of the project. The main content of Chapter VI is the introduction of YanDaiXieJie Area Renovation Project about its guiding ideology, methods, processes, results and the remaining issues; Chapter VII examines the relationship between the current situation of property ownership and the preservation, and gives various suggestions for governors and legislation institution to help them solve various problems in the practical work.
