The Research Of Green Building Assessment System Of Eco-Residence's Project Bidding

Consigned by Changzhou Government and GTZ(Deutsche Gesellschaft fuer Technische Zusammenarbeit), the College of Architecture and Urban Planning drafted the bidding document for Changzhou "Beigang Eco-residence Development", which is one part of the Germany and China cooperated program "Eco-city, the Planning and Management Program of Yangzhou and Changzhou". In the process of working, I know the development and situation of national and international Green Building Assessment Systems. Focusing on the situation that construction speed and residential building intensity are high in China, I think it's not only possible but also necessary to do more research in the field of how to make use of the Green Building Assessment System to control the quality of building in the beginning of project. SoThis thesis is divided into two parts. The first part focuses on the national and international Green Building Assessment Systems and their development. In this part, typical cases from different countries are picked and analyzed and concluded in the aspects of adaptability, structure, development and management, maturation and openness, and deficiency. Although the development status in various countries is different from each other, there are still some similar problems: such as there's deficiency in the aspect of Life-Circle-Assessment of Buildings, and especially in the period of project bidding, no one raises the corresponding criterion; and more and more systems attach importance to establishing different criteria to different regional situations; etc.. The Second part focuses on the process and result of the drafting of bidding document of Changzhou "Beigang Eco-residential Development". In this part, general situation, the structure of the bidding document, the process of drafting and modification are expatiated. Then the "Eco-design criterion", which is combined with the idiographic status of Changzhou is raised. Through the project, useful experience has been collected in the establishing and using Green Building Assessment System in the period of project bidding.
