Project Management Planning And Application Study Of Owner Side

Since owner side is general integrator in the course of construction project– the integration of human resource, fund and information, the owner side is also general organization of construction course. For a construction project, the nucleus of management is the project management of owner side.The project item management planning is the programmatic documents guiding project management work. It, in the full course of construction project, carries completely and generally on the plan which covers the various management functions, different management courses as well as all management essential factors.At present in our country, the issued regulation of " construction project management standard " ( GB / T50326-2001 ) has systematical regulation and requirement on the project management. We can make it out from the standard that project management planning is the key of project management, and its content runs through the full course in the project management, which is taking the decisive effect on putting project management into full use. But there is only project management planning of construction side regulated in " construction project management standard ", while that of owner side is not covered in, since the scope and degree involved in theory and engineering practice of both side is different. Therefore the project management planning of owner side is the main direction of study in this article, combined with the project practice analysis.The owner, as the main body of investment, is not only responsible for the earlier stage of project planning, design, plan, financing and construction management as well, but also for operation management and returning after project is completed. The management object of owner side is the project of full life, which is from working out the plot to the end of project operation. This thesis studies the flow chart of project management planning of owner side and main content of management planning, which chiefly includes 10 aspects of the function planning, design management planning, organization planning, purchase and the contract structure planning and sale plans and risk management planning as well as management information system etc. The purpose of working out standardization procedure documents through project practices is to set up a series of documents for project management fit for owner side, and to provide certain references and practice material for project management planning of developing and investor of owner side.
