| The project studied in this paper is the longtaijiayuan residential project, which is one of the development project in chengyang region of qingdao .The landright of this project was got by the frist landright auction of chengyang region. The Total land area is 1.8343ha . The total planning floor area is 31274m~2. 30854m~2 of which is high-rise apartment.other 420m~2 area is public building. There are 254 apartments in this project. with the construction of this project ,design level will be inproved. At the same time, peoples resident idea will be changed. This will enhance the beauty of chengyang region. The risk of this project is that the land right got by landright following methods real estate analysis, cost analysis of construction project, choosing and deciding development scheme, finishing construction procedure, construction control of project, establishing enterprise image, house price decision. According to market investigation and financial evaluation, risk and uncertainty analysis has been used to decide if the project is feasible.The study result of this paper will act as decisive function in longtaijiayuan project. It also can be reference to the construction development of the whole city and the investment decision of real estate developers. In addition,it will raise the management level of real estate developers. |
