Housing District Intelligence System Design Management Research

After the construction project is set up formally, Design is the only way to make Decision-making and imagine turn into the realistic; meanwhile, it is a technical file of instructing the construction project .so design is the key point during the whole project to link the former and the after. according to relevant materials , design phase can mainly influence the building project up to about 80%, and construct stage occupies only 6% to 12%. So, after making the investment decision, the key step of controlling investment is design phase. this stage is also the most difficult for the owner. As it is difficult to control the design plan and specification requirement and it is unable to control the course effectively, there is extremely unfavorable influence to realizing the goal of project. So it is more important and necessary to reinforce the design phase by the thought of whole life management.With the development of people's life and information technology, the intelligent housing district has already become the inevitable development trend. But, because of the problems such as the inaccurate in market orientation of intelligence system; the unacquaintance of with the designing method and the produce of intelligence and the lack of the standard for the intellectual district, the investment result of the intelligence system is not very well even the intellectual district is not intelligence. The main reason for this phenomenal is the lack of the study on the management of design stage. Aiming at these problems this paper will investigate the specially and the method of designing management. The writer will find the main step that will influence the three object of construction during the designing management to improve the investment benefit.
