Cost Control Of Energy - Saving Residential Design Stage: Analysis Of Life Cycle

Nowadays, the contradiction between demand and supply within energy industry in China makes energy conservation received unprecedented attention, especially in construction. The use of energy-saving technology to control the conservation is the most direct and cheap measure to relieve energy shortage, improving people’s living standard, reduce environmental pollution, and promote the sustainable development of economy.However, the wider the use of energy-saving technology, the higher the construction cost. How to reduce the cost to achieve the ’Win-Win’ situation between living quality and construction cost has become the focus of concern.Data show that a scientific design could the construction reduce cost by80%. Therefore, this paper focuses on the cost control during the process of design. Based on analyses of basic concepts, such as construction of energy-saving and energy saving residential, and of basic theories like life cycle cost theory, the paper studies the cost control system from fours aspects:objects, essence, life cycle cost estimation and technical economy evaluation.The theoretical analysis shows that, the life cycle cost should include the expenses of management and maintenance besides the one-time investment. The energy-saving project should not only include the minimum cost allowance, but also the economic equity.The case study also shows that, though the investment of energy-saving are higher than the non-energy-saving, but the life cycle cost is lower. Take the value of time in account, the extension of life cycle are longer with the rise of discount rate, while the economic benefits are also brilliant.
