Abstract/Summary:
The Delay Analysis Method (DAM) is a model for a computer program that includes a database, which lists possible delay factors that are repeatedly encountered at project preplanning. The DAM includes recommendations of various methods that can be used to avoid delays, or correct them, in order to reduce their impact on project delivery.; The Total Project Management Delay Analysis Method (TPM-DAM) is considered the initial step toward a standardized project preplanning and it introduces a new dimension to the project management industry. It is a guideline that provides a method for owners and managers to plan and schedule projects and provides them with the ability to identify problem areas, or possible delays. This research developed a model diagram for Total Project Management (TPM) that is the "HOURGLASS" model. The TPM-DAM program is designed to extract scheduling and cost data from existing scheduling software and the data can also be a direct input by the users.; Project preplanning is one of the most important phases in the life cycle of projects and this is true for most projects. With an adequate and organized effort during the preplanning phase, a more efficient and cost effective project should result.; The type of projects that were evaluated in this research were construction projects. Public and private construction projects were compared, contrasted, and evaluated in order to determine the most effective project preplanning and development method. This research addressed the probable causes for delays in the early phases of project development and their impact on various project parameters such as schedule, cost, scope, and project team work performance, quality, and efficiency. Users should be able to develop cost and schedule control strategies based on the TPM-DAM program outcome. The research introduced a logical model that, when implemented, improves current industry planning and development processes and reduces overall project life cycle time and cost.
