The use and management system of land is one of the leading factors to accelerate the process of urbanization.The process of urbanization in China is closely related to the change of land management system.Since 1988,?The Land Management Law”,“The Provisional Regulations on the sale and transfer of city land use rights?in 1990 and?the law of urban real estate management?in 1999 have been promulgated successively,it marks the formation of the urban land market and the framework system.In 2003,the system of bidding and auction of urban management land was implemented in China,the institutional framework of land market was systematized gradually,and the capital value of urban land became more and more prominent.The transaction of the right to use land was booming and active,thus a huge land bonus has been formed.Land price is the reflection of the economic role of the land market,and is also an important means to regulate the land market by the government.In the guidance of city planning and development in the allocation of land resources,land price plays an important leverage role,especially in the big city of rapid development,its infrastructure and population changes frequently,Therefore,the quantitative analysis of the spatial characteristics of land prices and related factors is particularly critical.This paper takes the city of Hefei as a case,based on the transfer data of three types of operational land,namely residential,commercial and office from 2010 to 2014,Firstly,the exploratory analysis of spatial data of GIS platform is used to analyze and distinguish the spatial attribute information of three types of operational land price data of residential,commercial and office land respectively,and on this basis,using GIS spatial analysis method to analyze the spatial pattern of the three types of operational land price.The study found that the use of land is different in nature,and the spatial pattern of its land price is different.The residential land price shows a multi center spatial structure.The level of commercial land price shows a significant ranked distribution system,and the location factor is still the key driving force for commercial development.The spatial distribution of office land price has obvious external effect of space dependence,agglomeration economy and scale efficiency plays an important role in the space selection of office land.Secondly,based on the digital model of land price and the three-dimensional analysis function of GIS,the spatial heterogeneity of three types of land price is analyzed in profile respectively.The study found that the transition from the base point to the outer space,the land price map of residential profile not only shows the development trend of the layer structure of gradient diffusion and space continuity,but also shows jumping and mutation;the profile of the commercial land price not only presents a gradual decline in the change process,but also has a spatial mutation phenomenon;the office land prices in different section plane shows the spatial variation characteristics of the gradient reduction.It is not difficult to find the inhomogeneity and complexity of the land price of the specific use property in the spatial distribution,that is closely related to the regional conditions,traffic conditions,public supporting conditions and environmental conditions,and so on.They play a common role in the spatial distribution of land price,and are related to each other,and then cause the heterogeneity of the spatial distribution of land price.Due to the different driving forces on land use patterns of different nature,combined with the demand characteristics of all kinds of construction land,this paper divides the driving factors of urban land price into two categories:internal and external.On this basis,the specific independent variable and its quantitative standard are determined,and the GWR model of all kinds of land is constructed.Based on the GWR model,the driving factors of the three types of land prices are quantitatively analyzed.The results show that the calculation results are obviously superior to the ordinary linear regression model.At the same time,it can be found that the mechanism and influence of driving factors on land price are different because of the different nature of land.Compared with the external driving factors of land price,the spatial non-stationarity of the internal factor,which correspond to the conditions for the development and construction of the land block,its regression coefficient is more obvious.The spatial difference and influence of the floor area ratio are bigger than other driving factors,which has significant influence on the three types of land price.No matter the internal or external factors that drive the land price,the spatial distribution or assignment of each factor has an inseparable relationship with the urban planning.Urban planning involves different levels and types,which can be summarized as macro spatial level,meso spatial level and micro spatial level.And the effect of various planning types on urban land price is different.At the same time,the compilation of urban planning in micro level,that is further refinement and implementation of the macro and meso level planning,has the most direct influence on the spatial pattern of urban land price,Therefore,In view of the urban planning,the specific analysis is carried out from the internal and external driving factors of land price and land property adjustment,and follow the law of the economic operation of the land price.Thus,the planning guidelines for the spatial allocation of land price driving factors,assignment of land area and floor area ratio,the properties of land for special plots are put forward.These planning measures are designed to give full play to the role of market which can allocate the land resources,to achieve the intensive and economical use of land and the promotion of land value.
