This research based on the property rights theory and guarantees theory, researching the land mortgage willingness and pattern optimization of farmers. First of all, this article from the current development situation of the current rural land mortgage pilot, analyses of peasant household land mortgage policy implementation feasibility and the necessity in the current countryside actual situation, points out that the implementation of farmers’ land mortgage have time development necessity and realistic feasibility. On this basis, the article analyses the current representative household land mortgage model in the form of case, and the experimental effect and pattern features are analyzed; then it classifies and comparises the rural land mortgage pilot, finds out experience and existing problems of land mortgage pilot in current; Second, it analyzes farmers’ willingness to land mortgage at the micro level by using econometric analysis methods, to grasp the current understanding level of agricultural land mortgage business of the farmers, understand the demand of peasant household loans will and farmland mortgage intention and the analysis of influence factors, such as to find out the influencing factors of farmers different loan intention; Again, on the basis of the original mortgage mode, it finds out the common problems in current mode, put forward thant mode cannot stand still, should according to the situation of peasant household assets, loan purposes, project profitability and asset, it should set different loan mode, optimize the land mortgage model. Finally, it discusses that how to promote the development of land mortgage, strengthen farmers loan availability, reduce credit constraints of financial institutions, put forward the countermeasures and Suggestions. The main conclusions of this article are divided into the following several parts:(1) Agricultural land mortgage mode has inevitability and feasibility.(2) The current modes of agricultural land mortgage in the form of the system innovation divide the contracted management right of land into land management right and land contract right, mortgage subject matter is the land management right of farmers, land contract right belongs to the same. Benefit objects of farmland mortgage at present are mainly agricultural enterprise, specialized farmer and cooperatives, ordinary families receive less land mortgage.In the actual land mortgage pilot we have accumulated some experience, including the measures of reducing the risk of farmers lost ground, reducing the risk of financial institutions loans and mortgage pilot selection experience. At the same time there are the problems existing in the current mortgage, such as the lack of legal effect about agricultural land mortgage, the instability of policy effectting the expected trading platform, imperfect land circulation and land idle problems.(3) Through the study of LaiYang in Shandong province and Anhui FeiDong peasant household survey we found that the farmers understanding of the new land mortgage loans is limited. Farmers don’t know the specific operation process for loan mode, the loan risk of losses after concerns seriously. And many successful agricultural loan modes have a lot of measures to control the risk of losses, farmers are unknown. At the same time, due to the farmers’ willingness to land mortgage is low, the main reason is that the income structure adjustment and the high cost of credit constraints. And on the basis of peasant household survey cross section survey data, the use of the own characteristics of the farmers, family characteristics and characteristics of social and economic variables, we by establishing a Logistic regression model to analyze a variety of influence factors of peasant household loans wills, land mortgage and housing mortgage will. The influence factors of peasant household loans will, in turn, are the area of arable land, age, income, expenditure, whether there is a loan experience, education level, gender, etc; The influence factors of farmers land mortgage willingnesses, in turn, are the loan experience, gender, age, distance from financial institutions,whether the level of education and working experience; the most important factors affecting of willingness to housing mortgage lending are the sex, age, loans than experience, level of education and income. Main impact factor of each loan will vary, but the gender, age, loan experience and level of education basic of all loans will have a significant impact, it illustrates the peasant household’s own characteristics have important effects on peasant household credit decisions;At the same time it show that understanding of the peasant household to loan mode directly affect farmers lending decisions.(4) According to the situation of peasant household assets, loans, credit situation, the purposes of social capital, the project profitability and asset situation, it should set different loan patterns. Farmers land mortgage type optimization model is including agricultural income mortgage idle land, land usufruct mortgage directly, the village collective security model and entrepreneurial internal project assets mortgage.
