Analysis Of The Influence Factors Of The Farmland Transferor Choose The Circulation Object

Although using the way of farmland circulation can resolve the current problemof farmland use efficiency and farmland resources distribution, but also bring somenew problems. Because of only focusing on immediate interests, the transferee oftenignore the Scientific utilization of farmland, lead to the sustainable utilization offarmland under threat. With the promotion of the sustainable development, Theoutflow farmer give more and more attention to the sustainable utilization of farmland.The sustainable utilization of farmland has becoming the most important factors thatinfluence the transferors’ circulation decision-making behavior. Therefore, it isnecessary to analyze the factors that influence transferor choosing circulation object inthe view of sustainable utilization of farmland.Based on the analysis of the attribute properties and the decision-making behaviorwhen choosing circulation object of transferor, this paper studies the potential factorsthat influence transferor to select circulation object from the perspective of benefit-costcondition, the inflow farmer’s resources and farmland utilization status after circulation.Comparing the effect between the condition that outflow farmer transfers to the farmerwho will make sustainable use investment and those who won’t by using expectedutility theory, this paper constructs a decision-making model for transferor choosingcirculation object and comes up with relative hypotheses in the view of sustainableutilization of farmland. Then, using logistic regression model, this paper analyses thesurvey data, which derived from8prefectures and110administrative villagessurrounding Xi’an, Shanxi province such as Huxian, Gaoling, Lintong, Changan, Lantian, Yangling, Zhouzhi and so on, testing hypotheses, obtaining the factors thatinfluence transferor choosing circulation object in the view of sustainable utilization offarmland. Research shows that the significant factors that influence transferor’s choicebehavior are farmland transferee’s resource situation and credit rating, using intensityabout the inflow farmland, transferor’s approval degree about different types of thefarmland transferee, transferee’s understanding degree of the benefit bring fromfarmland sustainable use investment, circulation time，the differential rent from thefarmland which has been invested for sustainable use and unsustainable use and so on.Based on the conclusion，this paper recommends that we can improve efficiency offarmland circulation and speed up the pace of regional circulation by means ofperfecting farmer training system, guaranteeing the stability of land ownership,increasing policy support and so on.The result of this research can not only provide theoretical guidance for studdingthe transferors’ circulation decision-making behavior under the new situation and alsoprovide theoretical basis for government to develop agricultural policy that can realizethe sustainable utilization of farmland and the scientific circulation.
