Since reform and opening, the residential real estate has gone through more than 30 years, with the rapid development of social economy, people’s living space requires a gradual shift from the pursuit for the amount of space to the promotion of living quality, diverse residents won’t be satisfied with making a choice in the limited several dwelling styles; In addition, the size and structure of family continues to be changing all over the time,and residential is a luxury consumer goods itself, so that how to meet the changing residency requirements in a long time gradually becomes a problem which has an impact on the housing development. It is the diversify and rapidly changing demands of living that makes the contemporary residential building short-lived to some extent.In order to build a good system of sustainable residential building, here makes a further expand the study on the "open residential building" concept, with the purpose of fundamentally ease two conflicts that exist in residential buildings: one is the conflict between the single form of the residential product and the diversify and personalized living needs of the tenants, the other is between the residential buildings difficult to change and the changing housing needs over the time.It is solving these problems that will effectively extend the life of residential buildings and improve the quality of living, to achieve long-last development of residential buildings.The theoretical basis of this paper is the theory of Open Building by N.John Habraken in the 1960 s, which is composed by the two-phase supply mode, comprising the Support system and Infill System. The product of open architectural practice in the residential building is the SI(Skeleton Infill) housing in Japan, which has a comprehensive development and practice. The practical basis of this paper is the worldwide industrialization of residential development, That the perfect industrialization system of the residential will provide technical support to practical applications of the long-last residential buildings.The design method of open residential building divides itself into constant system and variable system on the ideological basis of the supply segment, which has the advantage of effectively extending the constant system of life while increasing the flexibility of adaptive variable system. Constant system jointly designed and built by the architects and developers, including the structure of the main house(column, beam and floor), public facilities tubewell, stair lifts and other public spaces; variable system is mainly completed by the households(consult architecture comments or ask a professional company to complete), including the envelope system, built-in parts, interior equipment, mainly parts and other groups. On the basis of the constant and variable system, the long-last residential seperate system achieve the integration of a long-life of the residential building system with the constant variable system, and realizes the integration of the standardization construction with the industrialized and diversified variable system, and achieves the ideal of the developers, architects and residents to participate in residential design altogether, this is a challenge to the traditional model of residential design, and this will be the beginning of the revolution triggered in residential design.Given the urban density continues to increase, with the growing popularity of high-rise residential, so this article takes the urban high-rise multi-family housing as the main research object, and applies the system separation design method to the high-level multi-family housing,makes a wide range of high-level discussion from theory to practice on the concept of the separation system feasibility open residential building design method.
