Study On Sustainable Renovation Of Urban Existing Housing At Abroad And China

Housing renovation in the modern city first appeared in developed countries of Europe, the main renovation method is about the physical repair after functions degenerated in the old housing and living environment deteriorated, in order to restore and improve its use value. After entering the21st century, with the raise of people consciousness in environmental protection, sustainability becomes new power of social development:People-oriented, integrated social, economic and environmental factors to explore new housing renovation mode become the consensus, and the research and practice of modern city housing renovation shows a new face. Urban housing renovation in China started in the early of21st century, it conforms to the rule of urban development, and is also the mark of the gradual maturity of the housing industry in our country. Its goal is to build the sustainable development of the harmonious society in an all-round way, and it receives positive support from the state.This study adopts the methods of field research at domestic and abroad and of literature analysis. First of all, based on urban housing sustainable renewal theory method and practical examples in developed countries abroad, the study summarizes the features of experience and technique from the point of view of architecture design. Secondly, it sorts out housing renewal practice of major cities in China, and compares and analyzes the implementation of the domestic and foreign representative housing renovation plan, finding the problems existing in the current housing renovation in our country. Finally, based on the field research in a specific city, adopting the proposed building methods according to research, the study explores the urban housing scientific measures and methods of sustainable renovation, providing valuable reference on housing renovation policies for relevant government departments.Through research, this study reaches the following conclusions:at the macro level, sustainable urban housing renovation should focus on requirements of regional economic, society and the environment, and develop active regional renovation plan. for the housings which are renovated and the housings out of quality guarantee, according to its actual use status, we establish a scientific and standardized method of daily maintenance and avoid damaging again caused by disorderly maintenance of the housing. For multistory housing house, we should combine monomer renovation, locally build and dismantle according to the actual situation, and pay special attention to the specific requirements of the ageing population, increasing mixed housing characteristics, minimize social segregation of housing degradation factors. For high-rise housing, due to the better structure foundation, we should take updating measures and methods from the view of the development of region and the housing to deal with market and development of the city in future, so that we can create new value.Above measures and methods need to set up a corresponding policy and system to ensure that, especially the need to establish new renovation specification,new property policies and the renovation management policy etc. in order to adapt to the sustainable renovation of housing building.
