The Research On The Models And Strategies In The Reconstruction Of The Urban Village

China faces big economic changes in the strategic-opportunity period. Promoting urbanization is not only the way to become stronger but also the basis for improving our country’s overall strength and competitiveness.For a long time,urban-rural dual structure under planning economy is not only the structural cause of urban village but also the reason for long existence of urban village problem. The rapid development of urban economy will highlight the lagment of urban village development. In1990s,cities expanded to suburbs rapidly and many cities showed radioactive, pie-style space features which resulted in various levels of complexity of urban village problem.First the paper elabrates the special urban village phenomenon from formation reasons in Policy,economy and multi-benefit structure. By describing the current status of urban village we explain the necessity for urban village innovation from three aspects including economic development, living environment and Political reformation.Second the paper elabrates the problems exsisting in urban village innovation from four target groups involving the resident,village collective,developer,government, and present measures from the role of the market and Government regulation.Third the urban village is not only a city building landscape spatial entity but also a more independent economic entity, population entity, cultural organization and social community.Therefore, the innovation of urban village will not only a rebuliding process of urban architecture, but also a disorganizaiton then reorganization process of the industrial economy, population structure, organization management, community culture. Moreover it will also have an enormous effect on all aspects of the urban development especially on real estate market, industry economics, Community development and city Environment,etc. this paper makes an analysis on the influence of the innovation of urban villages in Shenzhen and tries to find new innovation strategies.(1)propose new strategies about land management in Shenzhen. This paper systematically discusses the existing land management policies in Shenzhen and proposes new strategies about land management such as the handling of the illegally built houses,the land and the house ownership, the distribution of the land yield and so on by laying emphasis on the study of land management in urban villages innovation with systematic analysis method.(2)make an innovation in Management strategy of urban village. Using principle of management, this paper proposes new strategies in house demolishing and compensation,new approach to reform the urban village collective’s management system, new solutions for the urban village social problem which comprise setting up Compromise model of Stakeholders and using this model analyze economic balance then giving the economic feasibility of strategy.(3) propose strategy to prefer the Financial allocations with bank mortgage and credit guarantee loan facility combined mode to solve the shortage of funds in urban village transformation.(4) propose technical support strategies for information systems in urban village transformation. It is refering to many factors in urban village transformation such as management of resident whose house will be dimolished, project management which comprise basic information about demolition,land usage in project, demolitioned houses management, the progress of demolitioning contract and expense on demolition.It is necessary to set up GIS platform (information system) to access, locate and statistical analysis and it can provide decision Support by doing this.In the end,it takes the urban village innovation for example and discusses a series of achievements by analyzing the reasons about the occurence of problems with urban village innovation..moreover it uses new strategies solving problems existing in urban village innovation in terms of economy,policy and society.
