The Research Of City Residential Segregation Based On Stage Theories For Urban Development

After1990s,because the influnce of the reform of the land compensated use system, income allocation and the housing distribution systems, the five classses which are workers,peasants,students and soliders did not exist no longer before reform and opening.Instead, the wealthy class,high income class,middle income class, low-income class and impoverished class have appeared.All social stratums differ greatly in the living area, community size and quality, the number of houses and other aspects.Isolation and residential space differentiation structure have gradually formed and led to many negative effects on the society.The analysis of residential segregation can alert alll social stratums to pay attention to the interests of the people as well as the rapid economic development,which is benefical to make city residential land use planning, urban central district renewal programmce and the extention plan of living space to the rural correctly and reasonably. All the plans can meet the needs of all social stratums on housing demand,elimanate the social and spatial inequality, improve peole’s living and quality of life.The article from four research aspects:brief statement,theorical cicles, practice and methods,summarizes domestic research status and foreign one on residential segregation from social stratification,whether residentioal segregation is done or not,the dynamic mechanism of residential segregation, and its relative coping strategise. Being based on it, it introduces the stage theories of urban development and analyzes its internal relationship with residential segregation. In addtion, it is combined with our country city characeristics.Finally,it builds residential segregation research frame, from which this paper taking the example of Dalian,conducted an empirical study,respectively from macerscopical and microcosmic aspects. From the macroscopic respect, this article mainly presents the historical evolution of Dalian City’s residential segregation,social class differntiation and the residential real estate market refinement;demonstrates the objective existence of Dalian City’s residential segregation,And it combines Dalian urban spatial development strategies, residential space development situation and the new round City Master Plan, discusses the mode of Dalian City’s residential segregation and it’s development tendency.And then conducts microscopic empirical study on Dalian City’s residential segregation from three aspects:city renewal,city suburbanization and in situ urbanization of rural area.It is combined with the examples of old district renovation on Xi’an Road,Ling Shui area suburbanization and Dong Street’s in situ urbanization of rural area.Finally, the paper draws an experience the foreign settlement to city residential segregation, and put forward our country relative coping strategies on residential segregation from five respects:the wealth gap narrowlling to realize common prosperity; the city housing policy changing and legal protection, the stronger ability to slove social problems on city planning and the popularity of mixing living mode.
