With the rapid development in city economy society is experiencing sharp and continuous changes, the level of urbanization also rises quickly. Urban renewal and transformation expands in an unprecedented scale and speed, which increasingly become the focus of urban construction.On the one hand, because of the lack of effective policy guidance and fund to ensure housing reparation, many cities residential area are crowded, housings are broken and old. This can not meet the needs of economic and social development and endangers the city's character and historical heritage as well as the protection of inheritance. It also may cause serious social problems and urban renovation of old and dilapidated houses is in great urgent.On the other hand, due to the land resources growing short, China's Urban Spatial Structure will shape the direction from development-oriented plane to stereo-based conformation,which combined with adjustment, matching, and redevelopment. As a result, the city land development of old and dilapidated houses renovation especially highlight the significance.This thesis sets comprehensive evaluation of land development as the starting point and attempts to investigate the interest between government, developers and residents in the demolition, based on other scholars'related research. We comprehensive use qualitative and quantitative methods,from four dimensions such as the environmental assessment, evaluation of energy conservation, economic and social assessment to evaluate the effects of land development.First of all, the research background is introduced. Relevant literature both at home and abroad are reviewed and analyzed. The significance of the study is carried out. We also sort out the contents of the study. Innovative ideas are pointed out.Second,on the basis of theoretical studies, the location theory, the urban evolution theory,growth pole theory,as well as land development are explored as the theoretical basis for research. Urban land supply evolution of modalities discussed in detail.Third, the interaction between developers and city renovation is researched. The main interest of the game relations is discussed. Industrial policy and trade access is analyzed comprehensively. We explore the attraction of city renovation to land developers from the regional advantages and economic benefits and social benefits, as well as the unity government's policies. The definition of comprehensive evaluation is given in terms to environment,energy,economic and social.Fourth,the transformation history of old Beijing city is summarized. The origin and the relevant practice of the renovation in old Beijing city are studied. The basic situation of Xi Ge Xin Li is introduced in order to provide follow-up base. Laws, regulations,process and risk of land development is investigated.Fifth,take the land development of Xi Ge Xin Li renovation project as example; use integrated environmental assessment,energy conservation evaluation,and economic and social impact assessment evaluation of the project to make a comprehensive evaluation.Finally,this thesis summed up the research conclusions and the existing problems and shortcomings, point out the future direction of research. |
