The rapidly economic development in China has greatly drove city growing as well as the change of urban spatial structure. With the growth of land and housing marketing, land price and housing price appear and keep on increasing. Location has been all along considered as the determinant of urban land and housing price. However, urban evolvement, the traffic development such as the construction of highway and subway, the improvement of suburb infrastructure, and also the revolution brought by information technology, all these factors fundamentally change our time and spatial perspective on working, living and communicating. In the background of ever changing urban structure and life style, how does the land and housing price distributed? How does this distribution evolved? How much does the market willing to pay for the location? The correlativity between location and land as well as housing price is stronger or weaker? Which factors lead to the change of price distribution and how? This paper tries to investigate the evolvement of urban land and housing price with the city growing.After studying abroad and home research on land and housing price spatial structure, we analyze the affecting factors on the formation and change of land and housing price spatial structure, as well as the influence of city growing on the land and housing price spatial structure. Besides, we also study abroad empirical research and then sum up the internal rule of city growing and the evolvement of land and housing price spatial structure. Then, we take Hangzhou as the case city, using the transaction data of land and housing market in recent 10 years, we get a profile of land and new-build housing price spatial structure in recent 10 years by the spatial analytic techniques (especially geostatistics); we also estimated the land and new-build housing price gradient along time span, and then analyzed the change by constructing the regression model. Finally, we focus on the two big construction in Hangzhou recent ten years - new CBD (Qianjiang new town) constructs and the subway plan and the construction, collect 1999-2006 year pooling data, using DID model and the characteristic price model, construct the measurement model further thoroughly to analyze its influence on the peripheral housing price, prove this affects one of town house price spatial structure change reasons.The paper research obtains main conclusions as follows:...
