With the introduction of relevant national policies,the transformation of economic situation,the decline of population growth rate and housing demand,the development speed of the real estate industry has gradually flattened out,but this does not change its position as a pillar industry,and housing is the basic life guarantee for residents.Real estate projects have a long cycle and large investment,and are easily affected by the policy environment.In such an environment,in order to achieve the sustainable and healthy development of enterprises and ensure the accuracy of enterprise investment,the investment in real estate projects should be carefully selected by combining various factors.This paper first describes the relevant concepts of real estate investment decision,combined with relevant literature,summarizes the main characteristics of real estate investment decision,and enumerates the commonly used decision methods,describes the basic concepts and three numerical characteristics of the cloud model,describes the specific procedures of different types of generators and uncertain reasoning in the cloud model.The basic concept and procedure of entropy weight method are summarized.Secondly,the paper summarizes and screens the influencing factors of real estate investment decision according to the relevant literature,and carries on the concrete analysis and secondary screening of the influencing factors,and constructs the index system of real estate investment decision.By using the expectation and entropy of the cloud model,a new weight calculation model is established in this paper,which can effectively improve the entropy weight method and meet the requirements of the number of samples.This model not only guarantees the rationalization of index weight ranking,but also overcomes the practical problem that weight distribution is too balanced in multiple local environments.Finally,considering the bounded rationality of decision makers,this paper transforms the decision matrix into the prospect value matrix,effectively carries out bounded rationality decision,and adopts the ELECTRE method combining prospect theory to carry out scheme arrangement.By applying the model to actual projects,and comparing with the calculation results of traditional methods,It overcomes the practical problem of lack of complete selection sequence in traditional ELECTRE method.This paper aims to explore the problem of equalizing index weights and bounded rational decision making,and constructs a complete index system of real estate investment decision making based on project,policy and environment.By combining cloud model and entropy weight method,each index is endowed with a weight,and based on prospect theory,an improved ELECTRE method real estate investment decision making model is proposed.Therefore,it provides more abundant research content for multi-attribute decision making in bounded rationality state.The decision method proposed in this paper can effectively solve the problem of investment project selection,so as to improve the efficiency and accuracy of decision makers.In addition,this method can also be used for decision-making problems in other areas.
