Affected by the adjustment of the real estate policy and the tightened financing policy,the financial risks faced by real estate companies are increasing.In the capital market,the phenomenon of serious financial risks of enterprises due to the broken capital chain also occurs frequently.In 2021,18 real estate enterprises,including China Evergrande,Fantasia Holdings,etc.,have different degrees of operating risks due to capital chain problems.and debt crisis.Therefore,it is particularly necessary to study the financial risk of real estate enterprises from the perspective of capital chain.This paper takes R&F Real Estate as the research object,and identifies and evaluates the financial risks of R&F Real Estate from two perspectives,horizontal and vertical.Vertically,from the perspective of the capital chain,it identifies the financial risks existing in the individual R&F real estate enterprises in the fund raising stage,fund operation stage and fund withdrawal stage in different periods.Horizontally,using the financial data of the real estate industry,a financial risk evaluation model based on factor analysis was established,and the financial risk of R&F Real Estate was compared and evaluated in the industry based on the model.According to the financial risk identification and evaluation results of R&F Real Estate,analyze the causes of its financial risk.Suggestions on strengthening financial risk control of R&F Real Estate are put forward from four aspects: fund raising,fund operation,fund return and safeguard measures.In the fund raising stage,R&F Properties should increase equity financing and broaden financing channels;reduce the asset-liability ratio and adjust the short-term debt ratio;and improve the credit rating to reduce financing costs and financing difficulties.In the stage of capital operation,R&F Properties should strengthen the feasibility study of the project to improve the rationality of investment;carry out the transformation of the enterprise to light assets and improve the liquidity of funds;rectify the hotel business to improve the operating conditions;In the stage of capital recovery,R&F Properties should strengthen the management of accounts receivable and improve the speed of capital recovery;actively carry out sales activities to accelerate the company’s destocking.In terms of safeguarding measures for financial risk control,R&F Properties should strengthen the internal control of the enterprise to prevent enterprise risks;strengthen the professional training of financial personnel to improve their professional capabilities;establish a financial risk evaluation system to supervise and control risks.Through the research on the financial risk of R&F real estate company,the article analyzes the causes of risk,and puts forward some suggestions for reference in its financial risk control,which also has important reference value for the financial risk management of other real estate companies in China.
