Driven by the pressure of policy and economy,the real estate industry is undergoing fundamental changes from the industry.Investors and consumers are gradually abandoning the real estate enterprises that leverage high growth with high leverage and fast turnover.The performance of financial stable real estate enterprises and high financial risk real estate enterprises has undergone a huge differentiation.The financial risk problem that was ignored by many real estate enterprises in the past has become their survival problem.While the financial risk of real estate enterprises threatens the real estate enterprises themselves,It affects the operation of the whole real estate industry and directly relates to the security and stability of the national economy.At present,China’s development is in an important period of strategic opportunities,and the government report constantly emphasizes the importance of taking stability as the top priority and making progress while maintaining stability.Therefore,it is of great significance to study the financial risks of the real estate industry.First of all,this paper focuses on the private small and medium-sized real estate enterprises with the most serious survival problems at present.These enterprises are suffering from the disadvantages caused by high financial risks and are constrained by the lack of operational advantages and resource advantages.However,due to the lack of data,information and other constraints in relevant research,these enterprises often lack due attention.Therefore,I specially went to the central and southern construction for internship research activities;Secondly,the main body of this paper is divided into five parts:theoretical foreshadowing,background combing,financial risk appearance analysis,financial risk cause analysis and countermeasures.While this paper makes theoretical foreshadowing,it is believed that in most cases,the essence of financial risk of real estate enterprises is cash flow risk,while the relevant financing risk,investment risk and operation risk are the manifestations of cash flow risk.Therefore,this paper analyzes the causes of financial risk from the outside to the inside in the form of relevant risks,so as to find problems more clearly.In the countermeasures and suggestions,it is more helpful to solve the problems by directly pointing to the nature of financial risk through cash flow risk;Finally,when sorting out the policy and economic background,this paper did not simply list the policies,but sorted out the policies,the problems targeted by the policies and the policy effects,providing more basis and experience for the following analysis and ways to solve the problems.The research shows that in recent years,the level of financial risks in financing,investment,operation and other aspects of Z Corporation has maintained a high level,which is related to the pressure brought by the policy and economic environment,but the most important reason is that the enterprises themselves ignore the risk of cash flow,blindly pursue the problems of short-sighted decision-making and chaotic management caused by the rapid growth of scale,From the perspective of cash flow risk,this paper puts forward suggestions to the policy supervision side and the enterprise itself.The policy supervision side needs to improve the quality and efficiency of supervision while improving policy formulation.The enterprise itself should manage the cash flow problem from three aspects: "open source","stability maintenance" and "mine clearance",so as to reduce the level of financial risk.It is hoped that this study can provide some thoughts and countermeasures for similar small and medium-sized private real estate enterprises in the real estate industry to cope with and control financial risks.
