Research On The Transfer Mechanism Of Rural Land Contract Management Rights And Its Attached Logistic

The large-scale operation of rural land based on the "separation of three rights" has become the main key way to realize the revitalization of China’s countryside and increase farmers’ income.The development of agricultural industry is based on the transfer of large-scale agricultural land,and is also characterized by the large-scale cultivation of economic crops attached to the agricultural land.Take tea plantation transfer transaction as an example,it involves the land transfer of tea plantation land and the transfer of the overall value of the tea trees carried on the land in patches.The overall scale of tea plantation in Guizhou is among the highest in China,but the scale of individual operation is small and scattered,and the operating efficiency is relatively low.Supported by the theory of scale economy,through the implementation of tea garden transfer,is an effective path to promote the formation of scale effect economy of tea garden operation.How to build a highly efficient tea flow market through the innovation of trading mechanism to promote individual realization of economies of scale effect is of great significance.Through the research and interviews of ninety-seven tea garden management enterprises and four government tea industry management departments in Guizhou Province,it is found that the current tea garden flow overall low efficiency,and the use of descriptive statistics and binary Logit regression model,the analysis of research data concluded that the main reasons leading to inefficient flow: First,the tea garden flow supply and demand information and value information,such as asymmetry,the lack of professional and efficient flow transaction service platform.Second,the lack of efficient transaction price formation mechanism in the transfer market.The existing bargaining model divides the market into many local markets,while the price model cannot break through the information asymmetry,making the tea garden flow market transaction efficiency is not high.In view of the above problems,this paper mainly through the design of the tea garden platform online both sides bid together "platform two-way bidding" transaction mechanism,through the construction of the trading platform and two-way bidding mechanism of transaction participation,transaction allocation and transaction payment rules design,break through the traditional flow mode of flow information asymmetry,promote the flow of tea garden supply and demand Information and value information transmission channels;guide the effective competition in the flow of transactions,the formation of a benign competitive price discovery mechanism.And proved that the mechanism has the nature of encouraging traders to tell the truth,is conducive to optimizing the allocation of resources in the tea garden transfer market,to achieve the maximum overall social welfare value,to achieve the effect of double income for both sides of the transaction.Secondly,through a comparative analysis of the transaction efficiency achieved by the platform online two-way bidding transaction innovation model and the traditional bid and bargain transaction model,it is further concluded that the platform online two-way bidding transaction mechanism can significantly enhance the market transaction efficiency.Finally,the construction of efficient tea garden flow trading market recommendations:(1)Actively explore and innovate efficient trading mechanism for tea garden flow.(2)Give full play to the market resource allocation function and establish a standardized and convenient tea garden flow trading platform.(3)Improve the tea garden value assessment system,and promote the openness and transparency of tea garden value information.(4)Strengthen the scale of tea garden management publicity and efficiency improvement,improve policy protection measures,in order to promote the efficient development of tea gardens in the province.
