| As a pillar industry in the national economic system,the real estate industry plays a very important role in boosting the national economy and optimizing the asset structure of urban and rural residents.In recent years,the vigorous development of the real estate industry has spawned the rapid expansion of personal housing loan business.Personal housing loan is not only one of the most core businesses in most bank assets,but has also become the most indispensable part of commercial banks’ operating profits..With the continuous expansion of the housing loan business of commercial banks,the default risk hidden behind individual housing loans is also increasing day by day.Especially in the past two years,the outbreak of the new crown pneumonia epidemic has had an impact on the employment and income of residents,which has also aggravated the default risk of housing loans to a certain extent.In view of this,under the new economic environment,systematically identify and analyze the personal housing loan default risk of commercial banks,and put forward feasible coping strategies on this thesis.of great significance.This thesis takes L commercial bank’s personal housing loan business as the research object.Firstly,through quantitative analysis of its operation and assets,combined with the existing default risk management measures,it summarizes the common problems existing in the development of L commercial bank’s personal housing loan business.Secondly,starting from the typical cases of L commercial bank’s personal housing loan default risk,this thesis makes an in-depth study,sums up five management problems existing in L commercial bank’s personal housing loan default risk: imperfect risk prevention and control system,neglect of cooperation with real estate developers,inadequate cooperation with third parties,imperfect human resources system,and single disposal of non-performing assets after loan,and analyzes the causes of default risk management problems by combining the subjective reasons within L commercial bank and the objective reasons of domestic macroeconomic development background.Finally,according to the five management problems of L commercial bank’s personal housing loan default risk,this thesis puts forward some targeted improvement measures,such as strengthening internal control,perfecting risk management system,strengthening cooperation with real estate developers,strictly regulating cooperation with third-party organizations,improving human resources system,and promoting the diversification of non-performing assets after loan.At present,most of the research on the default risk of commercial banks’ personal housing loans is carried out from the macro level,and the proposed risk management measures are not applicable to specific commercial banks.This thesis takes the case of L commercial bank as an entry point to conduct an in-depth research and investigation on the default risk of personal housing loans,hoping to find out the causes of the default risk of personal housing loan business,and propose specific risk management plans to strengthen commercial banks’ scientific research on personal housing loan business.risk control.The research of this thesis has strong pertinence to the business development of our country’s commercial banks,especially the grass-roots branches,and is of great significance to improving the core competitiveness of commercial banks. |
