As cities continue to expand in size in China,the imbalanced development between regions within cities is receiving more and more attention.Influenced by administrative resource allocation,geographic location conditions,resource endowment constraints,and industrial planning layout,different jurisdictions of cities are differentiated in terms of economy,population,and public service level,which further affects housing demand and supply in the jurisdictions,leading to differences in housing prices and forming boundary effects.This paper first matches the data of new commodity housing transactions in Hangzhou from2010 to 2021 with eight research boundaries,and uses spatial discontinuity regression methods to measure the housing price boundary effects among different administrative districts.Further attention is paid to the changes of administrative boundary effect under the regional-type events such as the regional integration policies between Xiaoshan,Yuhang and the main urban area of Hangzhou in 2015 and the part of the administrative division adjustment in Hangzhou in 2021 in weakening the administrative district boundary effect.Since development differences between administrative districts within cities are closely related to the formation of administrative boundary effects of housing prices,this paper further constructs development quality indicators for administrative districts within cities,explain the administrative boundary effect of housing price through the difference of development quality in administrative areas,and investigates the interconnection and trends of regional economic and social development integration and housing market integration in Hangzhou through the perspective of boundaries.The main conclusions drawn from this paper are as follows:(1)The administrative district boundary effect of housing prices in Hangzhou is significantly present,with the magnitude of the house price boundary effect exceeding 10% for most jurisdictional boundaries,and housing in geospatial proximity is significantly differentiated in price only by the administrative district to which it belongs.(2)After the adjustment of administrative divisions of Xiaoshan and Yuhang,the implementation of regional integration promotion policy was conducive to weakening the administrative boundary effect of housing price.And the integration policies of Xiaoshan and Yuhang with the main urban area in 2015 weakened the boundary effect between Xiaoshan and the main urban area more significantly,and the process of integration of Yuhang district with Hangzhou lagged behind in time.(3)In 2021,only the merger of Shangcheng-Jianggan played a significant role in weakening the boundary effect of house prices,and the "merger between strong and weak" type of administrative division adjustment is conducive to reducing the boundary effect of house prices caused by the administrative division within the city.(4)The difference in the level of comprehensive economic and social development of administrative districts is an important reason for the house price boundary effect.The spatial distribution of house prices overlaps with the pattern of economic and social development,the difference of quality education resources among different development factors has the greatest effect on the explanation of administrative boundary effect of housing price.
