After more than decades of development and changes,property service has gradually penetrated into all walks of life,forming different service standards and structures for different customer groups.Along with the rise of the industrial park in our country,the huge area of the park provides a broader space for property services.Relying on their professional technical ability and cost advantages,different service companies play different roles in the industrial park property management,and the property service outsourcing has also become the mainstream application mode of the industrial parks.How to do a good job in property service outsourcing management,give full play to the working ability of third-party service companies,and strengthen the organization,coordination and management ability of management departments has also become a new challenge of local government industrial parks.On the one hand,service outsourcing provides a new solution to ensure the orderly development of property services in local government industrial parks,and on the other hand,it also opens up a new research path for the diversification and branding of the future development of property services in industrial parks.This paper takes the property service of NO.2 Industrial Park of Zhichuang City,Taiyuan city,Shanxi Province,combined with the actual operation situation of the park,started from the background and working status of the third-party service companies in the park,analysed the various problems arising in the form of property service outsourcing in detail,invited property company management personnel and industry experts to score and evaluate from the external environment,the property company itself,third-party service companies and other factors,combined with the Analytic Hierarchy Process(AHP),conducted quantitative analysis to determine the importance of each influencing factor,and develop the corresponding solutions according to the ranking of the influencing factors to improve the overall management ability of the property company.By combining relevant management theories to make good management decision-making and coordination and organization of third-party service companies,we formulated a reasonable plan and various improvement measures in line with the property service outsourcing management of Zhichuang City NO.2 in Shanxi,and took the satisfaction survey results of the settled enterprises as the test standard to determine the feasibility and effectiveness of the implementation of the plan.The research of this paper provides valuable information for the development of property service outsourcing management of Zhichuang City NO.2 in Shanxi.This paper put forward various service outsourcing management measures to improve the property service outsourcing management methods of property companies effectively,which not only had an important reference significance for the property company to ensure the orderly development of the NO.2 property service function of Shanxi Zhichuang City and the construction of the property service brand in the future,but also provided the experience of property service outsourcing management for the local government industrial parks with the same mode. |
