The Greater Bay Area of Guangdong,Hong Kong,and Macao,along with Tokyo Bay in Japan and the New York Bay and San Francisco Bay Area in the United States,are globally recognized as four major bay areas.Capitalizing on the favorable comprehensive development conditions of the Greater Bay Area,enterprises within this region enjoy notable advantages in terms of geographical resources and policies,affording them a relatively advantageous position and greater flexibility in shaping and adapting their development strategies.This study centers on NS Company Group Co.,Ltd.(referred to as "NS Company" or "NS Company Group"),a case study based in Shenzhen,with the backdrop of the development and expansion of the Greater Bay Area.By employing strategic management and regional economic development theories,alongside practical case analyses,the research aims to delve into the strategic development and transformation challenges faced by NS Company in the context of the Greater Bay Area’s growth.Employing an array of research methods such as extensive literature review,field surveys,case analysis,and comparative analysis,the paper provides a comprehensive examination of NS Company’ strategic development,choices,and implementation.Analytical frameworks like PEST analysis,SWOT analysis,and Porter’s Five Forces model are employed to further probe strategic transformation concepts and specific implementation methodologies.Based on the aforementioned analysis,this study concludes that NS Company should persist in employing its previously successful diversified development strategy in the present and future,albeit with significant adjustments in specific developmental directions.The research’s novelty lies in proposing that,in light of the real estate industry’s downturn and the constraints imposed by policy environments and other factors on the development of integrated urban complexes,NS Company should leverage the growth advantages offered by the Greater Bay Area,as well as its own early-mover advantage.The organization should expedite the redirection of its developmental focus towards its core business and future growth strategies,specifically emphasizing the advancement of warehousing and logistics,as well as integrated urban development.By capitalizing on the application of advanced technology within the domains of warehousing and logistics and leveraging the substantial cash flow support generated by prior real estate business ventures,NS Company can fortify its advantageous market position within the warehousing and logistics industry and the integrated urban development sector,thus generating novel opportunities for growth.This developmental approach is both unanticipated and innovative,while concurrently being logical,rational,and characterized by minimal risks and costs.Building upon this foundation,the paper also puts forth corresponding strategic development plans for NS Company,encompassing adjustments in cultural establishment,brand development,talent systems,internationalization strategies,and technological innovation.
