| After the 21st century,China’s real estate industry began to enter a period of rapid development,which not only profoundly affected the development of China’s national economy,but also became one of China’s pillar industries.However,with the rapid development of the real estate industry,the resulting problems cannot be ignored,especially in recent years,China’s real estate industry has been significantly impacted by the global economic downturn and epidemic.The external real estate policy,the continuous strengthening of the national regulation and control of real estate enterprises and the substantial adjustment of the real estate market pattern have made the situation of real estate enterprises more difficult,and the financial risk has also intensified.Based on the above background,this paper takes Rong sheng Development Company,a medium-sized real estate enterprise,as an example to carry out research on its financial risk identification and evaluation.On the basis of summarizing the existing research results of financial risk identification and evaluation,the paper uses the cash flow analysis table,Z-value scoring model,analytic hierarchy process and efficiency coefficient method to bring the enterprise data of Rong sheng Development Company from 2017 to 2021 into the improved model,and carries out detailed calculation and analysis of its financial risk.The study found that the financial risks of Rong sheng Development Company in its financing activities mainly include: a single source of funds,a high-risk capital structure,a high proportion of short-term debt,and the uncoordinated proportion of long-term and short-term debt;Investment risks mainly include: unstable market profits,insufficient investment performance and high goodwill impairment.From the perspective of operational risk,Rongsheng Development Company has low inventory turnover rate,serious inventory hoarding and low sales capacity;As for cash flow risk,it includes cash flow imbalance,unstable capital recovery ability and poor liquidity.Because the financial risk prevention ability of Rongsheng Development Company is at a medium level in the whole real estate industry,the paper finally puts forward countermeasures and suggestions to further improve the financial risk control of Rong sheng Development Company from the aspects of expanding financing channels,paying attention to inventory management,and improving the operating efficiency of plots,based on the above conclusions. |
