| Against the background of people’s growing need for a better life and the high price of ordinary commercial housing,the Ministry of Housing and Urban-Rural Development pointed out that it is necessary to speed up the construction of public rental housing,affordable rental housing and shared property housing as the main body of affordable housing supply.system to solve the housing difficulties of low-and middle-income groups.As an innovative affordable housing,co-ownership housing has the problem of high housing prices during operation,which discourages low-and middle-income groups and affects the sustainable development of the co-ownership housing market.Therefore,a reasonable co-ownership housing pricing mechanism is the key to determining the success of co-ownership housing projects.This thesis takes co-ownership housing as the research object,according to the relevant theories and principles of co-ownership housing,and uses the pricing method of multi-objective planning pricing model to determine the price of co-ownership housing.First of all,using the literature review method to determine that the price of co-ownership housing is mainly affected by developers,government departments and security objects,and thus proposes the rationality of using the multiobjective planning pricing model.Secondly,based on the perspectives of developers,government departments and security objects,the objective functions are established and constraints are set respectively,and the pricing method of using LINGO software to solve the problem and form a complete multi-objective programming pricing model is introduced.Finally,taking the housing X project of co-ownership in Beijing as an example,the multi-objective planning pricing model is used to obtain the reasonable pricing range of the three stakeholders of developers,government departments and security objects,and the feasibility of the multi-objective planning pricing model is demonstrated.This paper puts forward research suggestions from four aspects: access to guarantee objects,enterprise participation,taxation improvement and pricing mechanism.The use of multi-objective planning and pricing model to formulate the price of co-ownership housing is conducive to achieving a win-win situation for developers,government departments and security objects,and promoting the sustainable development of the co-ownership housing market. |
