In recent years, the increasing speed of Anhui housing prices have outpacedurban residents’ income, which leads to the weakening of housing affordability offamilies in cities, especially the low income families. In order to solve the housingproblems of urban households, better theories and methods are needed for systematicresearch on Anhui urban residents’ housing affordability.Based on the housing affordability related research both at home and abroad,thispaper will use Anhui statistical yearbook(1992-2012)and Wind information,chooseEviews software and SAS software to analyse the historical change trend,socialdifference and zoen difference which is on Anhui urban residents’ housingaffordability. And the empirical results show that:(1) On the whole,1991-2011,Anhui’s urban residents housing affordability showed “weakened-Enhanced-on thewane” trend. Majority of years is bad, and only1996、1997、2001、2002years can bebetter paid;(2) From the trend of housing affordability perspective,2004-2011, thehousing affordability problems in low-income households is becoming more and moreprominent. But the high-income households’ housing affordability is graduallyincreasing and middle-income households is in edges;(3) The zone difference ofevery city’s urban residents’ housing affordability is large.2004-2011, the housingaffordability of developedⅠ region including Heifei、Tongling、Wuhu、Maanshan,isdeclining, worse and worse. But the housing affordability of relatively developedⅡregion such as Huibei、Xuancheng、Chizhou and so on but except Bengbu and Anqingfluctuates little and most of cities’ housing affordability is better. However, thehousing affordability of developing Ⅲ region is polarized,Bozhou’s and Suzhou’s PIRis lowest and volatility is also small.But Fuyang’s and Liuan’s housing burden is notoptimistic.Finally, combined with the development status and problems of anhui’shousing market, on how to improve urban residents’ housing affordability, and tosolve urban residents’ housing affordability, this paper issues some related policies.
