With the continuous increase of land prices and the strengthening of the state's control over the property market,the era of real estate companies gaining huge profits through a large amount of land acquisition has come to an end.Real estate companies have always been dominated by heavy assets.In an era when urban housing prices have been rising rapidly and surpassing land price growth,real estate companies have gained a lot of profits.However,as the proportion of land cost to the overall cost of real estate enterprises is increasing,the government's continuous introduction of control measures has caused room for housing prices to fall.The rapid increase in land acquisition costs cannot be compensated for through housing prices,and the profits of real estate enterprises are beginning to decline.The real estate industry has a long asset turnover cycle.The funding problem has begun to plague the development of real estate enterprises.The cash flow pressure of real estate enterprises has increased year by year.Under such a severe situation,real estate enterprises urgently need to transform their new operating models.In order to better solve this problem,some real estate companies began to propose a transition to a light asset operation model.The light asset operating model is value driven and can achieve maximum revenue with minimal capital.The light asset operation mode points out a new development path for the transformation of real estate enterprises.At present,many real estate enterprises have begun to try to transform into a light asset operation mode,and have achieved good results,which has promoted the sustainable and stable development of the company to a certain extent.This paper sorts out the relevant literature on the operation mode of light assets,combines the relevant theoretical basis of the light asset operation mode,and uses case analysis method,comparative analysis method and other methods to introduce the development status of real estate enterprises from different angles,and then to real estate enterprises.The connotation and characteristics of the light and heavy asset operation mode were analyzed.Then the methods and methods of real estate enterprise light asset operation were pointed out.According to the experience of some enterprises' successful light asset operation mode,the reference model of real estate enterprise asset operation mode was provided.Then take L Real Estate Group as an example to analyze the motivation and feasibility of L Real Estate Group's light asset transformation and the plan of light asset transformation,and evaluate the transformation effect through financial index analysis,and summarize the achievements and shortcomings in the transformation process.The enlightenment and suggestions for the transformation of light assets operation mode of real estate enterprises are given.I hope these suggestions can provide some experience for other transformed real estate enterprises.Finally,it is concluded that the reason for the success of L Real Estate Group's transitional light asset operation model is inseparable from the core advantages of the company itself.The light asset operation model solves the problems in the real estate business process to a certain extent,but it also exists.With some shortcomings,it is necessary to take corresponding measures to improve and better promote the transformation and development of light assets of real estate enterprises.
