| In 2021,The State Council passed the Construction Plan of Jinan Starting Area to Transform old and new growth Drivers,which ushered the construction of the starting area into the right track.This is the second starting area nationwide after the starting area of Xiongan New Area,and the north of Jinan has taken a new step.The plan defines the development goals and directions of the starting area in the future.By 2025,the soft and hard strength of the starting area will be greatly improved,and the strength of scientific and technological innovation,cross-yellow transportation construction,ecological environment,economic opening level and people’s living standard will be continuously improved.By 2035,great breakthroughs will be made in the construction of the starting area,and people’s happiness will be significantly enhanced.A modern urban area that is in harmony with nature and driven by innovation will be realized.This paper takes the marketing strategy of Jinan T industrial real estate project of Zhongnan Hi-Tech as the research object,and summarizes the existing problems in the marketing of Jinan T industrial real estate project of Zhongnan Hi-Tech based on the review of the marketing status of Jinan T industrial real estate project of Zhongnan Hi-Tech and the way of interviewing customers.SWOT analysis is used to analyze the marketing environment of Zhongnan High-tech Jinan T Industrial real estate project,and its advantages,disadvantages,opportunities and threats are obtained.Based on the successful marketing cases of Beijing Liandong Industrial Park and Suzhou Industrial Park,and supported by STP and 4Ps marketing theories,this paper puts forward suggestions and guarantee measures for the marketing strategy optimization of Jinan T Industrial real estate project of Zhongnan Hi-Tech.This paper studies the marketing strategy optimization of Jinan T Industrial real estate project of Zhongnan Hi-Tech in a deeper level.Based on the analysis of its operating status,marketing status and problems,marketing environment and successful cases from a variety of perspectives,it proposes that the project of Jinan T Industrial real estate project of Zhongnan Hi-tech should choose differentiated marketing strategy,and optimize it from product,price,channel,promotion and other strategies.And put forward the marketing strategy implementation of organizational support,personnel support,fund support,technical support and other measures,so as to Zhongnan High-tech Jinan T industrial real estate project and industry marketing development has a certain reference value.Through careful study of domestic and foreign industrial real estate development related literature,in the marketing planning,take the initiative to combine the relevant national policies,and from the theoretical level of industrial real estate project marketing research and analysis,and carefully analyze the industry marketing research results,to provide the relevant theoretical basis for Zhongnan High-tech Jinan T industrial real estate project marketing.At present,there are not many researches on the marketing strategy of industrial real estate in China.This paper hopes that through the research and analysis of the marketing strategy of Jinan T industrial real estate project of Zhongnan Hi-Tech,it can reflect some shortcomings of the current industrial real estate enterprises in the process of putting forward marketing strategies,and provide relevant basis for the continuous improvement of their marketing strategies. |
