With the use of Microsoft spreadsheetsoftware, R and SPSS software, chart exhibition, PCA, ratediscussion and additionaldiscussion, this articlemade some applied study on the real estate industry of Chongqing,giving some recommendations about Chongqing industrial real estate investment.From the situation of industry, for the past several years, Chongqing is in a phaseof sustained economic growth. In2013, the automotive industry and electronicinformation product manufacturing industry made the most industrial output. In thisarticle, using principal component analysis, we found that in the ranking of Chongqinglisted companies, the automobile and motorcycle industry, led by Changan Automobile,has a better financial situation and a relatively good profitability.Land agents invest in the real estate industry, needing to research the developmentsituation of industrial estate. From the industrial estate research of Chongqing, we foundthat in2013, the industrial land of the main city accounted for35%the total land,commercial land had a greater proportion of the main city. Industrial real estatedevelopment and investment growth trends grew first and then fell and graduallystabilized at last. Chongqing Industrial Park is mostly dominated by the automotiveindustry, followed by the mechanical manufacturing, agriculture, biomedicine,electronic information industry.Specific example of this paper is City Industrial Park. Firstly, we analyzed thecurrent environment and the regional planning of CityIndustrial Park. This papermainlytalks about the A District of City Industrial Park. Conducting a series of dataanalysis and chart exhibition, we found that the A District of City Industrial Park, thereare54.29%of the enterprises are medium-sized,31.43%of the companies are smallcompanies,14.29%of the companies belonging to large enterprises. The majority ofbusinesses of City Industrial Park are industrial enterprises, which has more dispersedindustries. And most companies are in the automobile and motorcycles and spare parts,heavy machineryindustry and the like.Finally, there are some recommendations to real estate developers. Real estatedevelopers can choose building standard factory, creating a cluster ofthe automobile and motorcycles and spare parts industries. They can also choose to develop industrialbuildings with the biomedicine and electronics technology being the leading industries,majoring in developing new industry, and earning faster tax revenue. As more and moreenterprises entering in therealty, land developers can also choose to develop moreindustrial realty projects and expand the industries worth investment. |
