In recent years,property management companies like bamboo shoots after a spring rain emerge in an endless stream,the development of property management industry is in a critical period of change.On the one hand,this is consistent with people’s urgent demand for high-quality property services.On the other hand,with the upgrading and iteration of Internet application technology,the capital market is increasingly interested in and concerned about the property management industry.In short,the property management industry contains huge market development potential,will usher in a new round of development opportunities.In this context,property management companies are currently facing huge development pressure.How to enhance competitiveness,achieve long-term sustainable development of enterprises and optimize property management mode has become one of the hot issues that the industry and academia pay close attention to.This study follows the logic of "question raising--problem analyzing--problem solving",based on the theory of business model canvas,takes JW Property Management Company as an example,and uses literature research method,in-depth interview method,case analysis method and questionnaire method to sort out its current business model.Summarize the outstanding problems and analyze the reasons behind them;Finally,it puts forward some specific measures,hoping to provide certain reference value for the development and operation of the whole industry.This paper firstly defines the definition and content of property management;then the paper explains the theory of business model canvas in detail and uses this theory to analyze the existing business model of JW Property Management Company.The research finds that there are some main problems in the business model of JW Property Management Company,such as low resource utilization efficiency,single product and service types,low brand competitiveness,inadequate business operation supervision,rising operating costs year by year,etc.After analyzing the reasons behind the problems,the main problems are weak sense of market competition,insufficient number of personnel,and low level of Internet information technology application and so on.On the basis of referring to the existing research,the paper puts forward the canvas after the optimization of the business model of JW Property Management Company,which mainly includes that JW property Management Company should focus on the target users.Firstly,in the product or service level,it should establish the value proposition of competition and innovation consciousness.Secondly,at the level of infrastructure,we should strengthen the brand building of the company in terms of core resources,build a perfect human resource management system,achieve diversification in key businesses,and build a stable partnership in important cooperation.Finally,at the customer level,it is necessary to persist in customeroriented customer segmentation,strengthen information construction to open up channels and channels,communicate and interact with users,and on this basis maintain and manage the relationship with users according to accurate user portraits,improve user loyalty,and finally achieve sustainable development of the company.
